Invest with your 401k
There are lots of ways to use retirement money to invest in real estate. A Self-Directed IRA is the most well-known, but it does have its limitations as you could be subject to UBIT (Unrelated Business Income Tax). The process of investing does take longer as the custodian acts as an intermediary, but they also offer more guidance for the newer investor as they are well-versed with the rules and regulations of such accounts.
The self-directed Solo 401k (also known as Individual K or Owner-Only 401k) is a qualified retirement plan for those who work for themselves and have no full-time employees other than their spouse. Self-employed individuals can qualify regardless of their business capacity or structure (e.g. sole proprietorship, partnership, LLC, corporation, independent consultant, etc.).
The eQRP provides more flexibility if you’re not self-employed as well as gives you greater asset protection than a Solo 401k albeit at a higher price. You can Rollover your 401(k), IRA, SDIRA, 403b, 457, TSP and Solo 401ks into your eQRP.
Get Started in Four Simple Steps
1. Find a Custodian or Administrator
First, establish an account through an experienced custodian who is well-versed with the rules and regulations of such accounts. See a preferred partner below.
2. Open a new IRA Account
Open an IRA account by filling out and signing the necessary documents.
3. Fund the Account
You can fund your account by either executing rollover from your existing IRA — or your 401(k) or 403(b) account OR make a new contribution. You are now ready to invest!
4. Authorize and Submit a Purchase
After due diligence notify your custodian or administrator about your investment and fill out the necessary documents.
